FAMILY FARM B&B TERMS & CONDITIONS

1. Booking & Payments
  • All reservations and financial inquiries are managed by our Property Manager, Ginny.

  • Full Payment: 100% of the reservation total is required at the time of booking to secure your stay.

2. Cancellation & Refund Policy
  • 24-Hour Grace Period: Cancellations made within 24 hours of booking receive a full 100% refund.

  • 30+ Days Prior to Arrival: Cancellations made 30 days or more before your check-in date will receive a refund of the total amount, minus a $50 administrative fee.

  • 14–30 Days Prior to Arrival: Cancellations made between 14 and 30 days before arrival will receive a 50% refund of the total booking amount.

  • Under 14 Days: Cancellations made within 14 days of arrival are non-refundable.

  • Re-booking Credit: If we are able to successfully re-book your cancelled dates to another guest, we may issue a future stay credit (valid for 12 months) for the non-refunded portion, less the $50 administrative fee.

3. Farm Safety & Liability
  • Family Farm B&B is a working farm with live animals and equipment.

  • Guests stay at their own risk. Please do not enter animal enclosures or feed the livestock without permission from management.

  • Owners and management are not responsible for injuries resulting from unauthorized contact with animals or farm machinery.

4. House Rules
  • Check-in: 3:00 PM | Check-out: 11:00 AM. Special permission can be requested to change these times.

  • No Smoking: Smoking is strictly prohibited inside all buildings, on the upper deck, and near the farm animals.

  • Quiet Hours: 10:00 PM to 7:00 AM.

5. Damage & Cleaning
  • Guests are responsible for any damage caused to the property. We reserve the right to charge the credit card on file for significant damages or excessive cleaning requirements.
